By the time we reach closing, most of the heavy lifting is already behind us. The final step is a walkthrough of the home, typically completed with you within 24 hours of closing. We’ll confirm that the property is in the expected condition, verify that any agreed-upon repairs have been completed, and make sure nothing has materially changed since your last visit. It’s usually quick and straightforward, but it’s an important final check before the home becomes yours.

You’ll also need to have the utilities transferred into your name beginning on the day of closing. We’ll provide a list of the local service providers and help make sure nothing important is overlooked.

After the walkthrough, we’ll meet at the closing attorney’s office to sign the final documents. The appointment itself typically takes about 30 minutes, but signing the paperwork does not mean the home is officially yours just yet. The closing attorney must complete the remaining steps and record the deed before the keys can be released.

You should plan to receive your keys toward the end of the closing day. Because the exact timing can vary, please do not schedule movers, deliveries, contractors, or any other activity at the home on closing day without clearing it with us in advance. We’ll let you know as soon as the deed has been recorded and the home is officially yours.

If something unexpected comes up during the final stretch, we’ll be right there to manage it. Whether that means addressing a walkthrough concern, coordinating with the lender and closing attorney, renegotiating a detail, or adjusting the closing timeline, we’ll keep everyone focused on the right solution.

North Carolina’s standard contract may provide a limited delay of up to seven days when a party is unable to complete settlement or closing on time despite using their best efforts. This is not an automatic extension or something we use casually, but it can provide valuable protection when a legitimate last-minute issue arises.
