Due Diligence, Inspections & Appraisal

Once your offer is accepted, we move into the due diligence period—this is where the real work begins behind the scenes. During this time, you’ll:
- Schedule a full home inspection
- Potentially bring in specialists for HVAC, roof, structural, crawlspace, drainage, radon, or other areas of concern
- Work with your lender to finalize documentation, order the appraisal, and get the loan fully approved
Our go-to inspectors are some of the most respected and experienced in the Triangle. More importantly, they have the hearts of teachers—they’ll walk you through everything they see, explain what matters and what doesn’t, and give you the clarity and confidence you need to move forward. They won’t sugarcoat things, but they also won’t scare you or blow things out of proportion. We want you to understand the home, not feel overwhelmed by it.
Every house— even new construction —will have a list of items come up on an inspection report. A normal inspection report includes 25 to 35 small issues. That’s totally normal. The key is how we respond. We are aggressive negotiators when it comes to inspection items, and this is truly one of the areas where we shine. We know how to keep a deal alive while getting you what you deserve.
When repairs are needed, we almost always recommend negotiating for a financial concession instead of asking the seller to complete repairs themselves. Here’s why: sellers want to do things as cheaply as possible. We want it done right. If we negotiate a credit or price reduction, you can then hire our trusted contractors—people we know and trust—to handle the repairs after closing, under your watch and ours. That way, you know it’s done well, done safely, and done without cutting corners. And best of all, we’ll get the seller to pay for it.
Meanwhile, your lender will be quarterbacking the process on the financing side—gathering final documentation, ordering the appraisal, and making sure the loan is fully ready to go. If you’re working with one of our trusted lenders, this process is smooth and seamless. They make it easy on you.
