Before you begin shopping for a home, it’s important to get your financial foundation in place. A strong pre-approval establishes a realistic budget, guides our strategy, and puts you in a better position when the right home comes along.

Who you choose as your lender matters more than most buyers realize. We strongly recommend working with an experienced local lender rather than an online lending platform or giant national bank. Real estate is local, and your financing should be too.

A strong local lender understands North Carolina contracts, communicates directly with everyone involved, and is available when questions arise after normal business hours. Just as importantly, local lenders know the listing agents in this market and can personally advocate for the strength of your financing. In a competitive situation, that credibility can make a meaningful difference.

Online lenders and large national banks may offer recognizable names or attractive advertised rates, but transactions are often passed between departments, communication can be difficult, and decision-makers may be several layers removed from your file. When deadlines are tight or a problem needs to be solved quickly, direct access and local accountability matter.

GETTING FULLY PRE-APPROVED

A basic online prequalification is not the same as a fully documented pre-approval. Your lender will need to verify your income, assets, debts, and identity to give you a reliable understanding of what you can comfortably purchase.

You may be asked to provide:

  • Recent pay stubs and W-2s
  • Tax returns, when applicable
  • Bank, investment, and retirement account statements
  • Information about loans, credit cards, and other debts
  • Rental-property documentation, if applicable
  • A valid government-issued photo ID
  • Additional documentation for self-employment, gifted funds, or other income sources

Gather these items early and respond quickly when your lender requests something. A complete file upfront can prevent delays and surprises later.

UNDERSTANDING YOUR CREDIT

Your credit profile can affect your loan options, interest rate, and overall cost of borrowing. There is no single score that guarantees approval or the best terms. Your lender will evaluate your credit alongside your income, debts, down payment, loan program, and other factors.

If improvement is needed, a good lender can help you determine which steps will have the greatest impact. From this point forward, treat your credit like gold.

PREPARING YOUR FUNDS

Your down payment is only one part of the money you’ll need. North Carolina buyers should also prepare for:

  • Due diligence fee
  • Earnest money deposit
  • Inspections and appraisal
  • Closing costs and prepaid expenses
  • Moving expenses and post-closing reserves

Your due diligence fee and earnest money deposit will be due shortly after your offer is accepted, so those funds need to be readily available.

KEEPING EVERYTHING STABLE

Until closing, avoid opening or closing credit accounts, financing a vehicle, making large purchases, co-signing loans, moving significant amounts of money, depositing undocumented cash, or changing jobs without first speaking with your lender.

Your credit, employment, assets, and debts may be verified again before closing. Even a seemingly minor change can affect your approval. Before making any significant financial move, check with your lender first. Stability, responsiveness, and clear documentation are key.
