When offers come in, price is only part of the story. We evaluate every offer based on four things: net proceeds, certainty, timing, and risk. That means looking closely at the due diligence fee, earnest money deposit, financing, closing date, requested concessions, appraisal exposure, and any other terms that could affect the strength of the offer or the likelihood of closing.

If we receive multiple offers, we’ll organize them side by side, explain the advantages and potential risks of each, and help you determine where there may be room to improve the terms. The highest price is not always the strongest offer. Our job is to help you understand the difference and negotiate from the best possible position.

Once you’re under contract, we’ll confirm that the buyer’s due diligence fee and earnest money deposit are delivered as required, track every deadline, and keep the transaction moving forward. You’ll always understand where things stand, what comes next, and what may need your attention.
